Lease Extension – Low Cost Desktop Appraisal.

As a company working at the sharp end of the lease extension process we were one of the first companies to offer a desktop appraisal. A desktop appraisal will suffice for the majority of flats in England and Wales.

Will a desktop appraisal for a lease extension suffice?

A desktop appraisal will usually be sufficient if the property meets some or all of the following criteria:

  • The property is comparable to other flats within the same building or local area.
  • There are no unusual or unique features that would require an in-person inspection.
  • The lease has more than 80 years remaining.

 

The only thing we might need from you is a floor plan of your flat. Don’t worry if you don’t have one — it’s often easy to find in your lease or from marketing materials from when the property was last sold or rented.

What We Do and Provide

  • We carry out the survey remotely: we’ll find, collect and analyse the information available to complete the survey remotely.

 

  • A desktop appraisal on our letter headed paper: we’ll give you an estimate of the fair range for your lease extension.

 

You will require a solicitor to deal with the legal work with a section 42 claim and they will check your eligibility under the 1993 Act
