When to Choose an Inspection Based Report

An inspection-based report is recommended when your flat meets one or more of the following criteria:

  • High-Value or Prime Location Properties
    In premium areas, even small details can substantially influence the valuation. An inspection-based approach ensures every aspect is properly accounted for.
  • Limited or No Comparable Properties
    If your property is unlike others in the building or local area, comparable evidence may be weak — making inspection essential.
  • Unusual or Unique Features
    Architectural differences, extensions, irregular layouts, or unique characteristics often require a trained eye to assess their impact on value.

  • Lease Under 80 Years Remaining
    Less than 80 years on the lease can significantly affect the premium payable. An accurate assessment is crucial to ensure you do not overpay.

You will require a solicitor to deal with the legal work with a section 42 claim and they will check your eligibility under the 1993 Act
